Working as a carpenter for many years, Peter Zaccazan, Managing Director of ZAC Homes started going out on his own, predominantly doing high end market jobs out in the eastern suburb of Sydney. Later abandoning his long travels he came back to his hometown of Penrith in 2003. Peter started from building 5 to 10 high end custom homes a year to currently over a 100 homes a year. ZAC Homes has matured over the past 20 years out growing its small builder status to be now recognized as a major builder in NSW. It’s for this growth Peter took on Shane Griffith as the General Manager, Shane has over 30 years of experience in the industry with expertise in the volume building industry working with some of the largest builders and developers in NSW.

Currently the business has over 400 projects to complete over the course of the next 2 years. “We’re well into the major builder status” emphasises Shane “”the growth itself is predominantly due to the business diversifying into the House & Land package market, which now represents about 80% of our production”. ZAC Homes utilizes building programs such as Databuild, which is a world recognized information and accounting system for all major builders. The program manages cost control, it monitor’s margins and margin erosion. This allows ZAC Homes to track every facet of your project from pre-construction and approvals through to practicalcompletion and handover.

When questioned about clients expectation of costs and the perception that custom homes are more expensive than selecting from a standard model Shane simply replied “A lot of expense in the custom process traditionally can be in Architect fees and external consultants, this could be as much as 10% of the build cost which on a $500K build cost would be $50K. At ZAC you get started for as little as $2.5K this will get you a consultation with one of our designers to establish a concept plan which will allow us to calculate a budget.

ZAC Homes has a project in Schofields, a growing suburb, North-West of Sydney. “We were fortunate enough to work with a prominent developer on that site” States Shane “we were able to develop and market, home and land packages on the 150 sites made available to us, out of which we were able to sell over 100 packages within the first 2 months”. The building process for these homes will commence in the middle of 2016.
